We are licensed in MN and Summit County, CO. We focus primarily on the Twin Cities metro area, specializing in lake lots and teardowns. We will take on projects throughout MN depending on their size and scale. While we don't build outside of those areas (yet), you can still work with our interior design team remotely.
Location is the biggest factor to consider. Be aware if the property has city sewer and water or if you will need a well and septic system. Many of our projects are on well and septic, so it will add at least $30k to the cost of your lot. We highly recommend doing soil tests if the lot is not developed, as bad soil can be extremely costly, and pilings may be necessary on some lake lots.
We take care of everything! This includes the permits, construction, hiring trades, ordering materials, landscaping , etc. We cover it all so you don't have to.
No. We have an award winning design team and we create all plans in house. That being said, if you already have plans from an architect, we are happy to still build your home.
We recommend starting earlier than you think! At a minimum, at least a year before you are hoping to move in. Permitting and variances can take many months, and we do book out quickly. Signing our design agreement holds your spot in our queue, even if you don't plan to start design or construction for a year or more.
Every home is different based on the scope, size, and finishes, but we recommend planning for at least $300/SF for the build (not including land).
We do not get involved in the land procurement process, but we know great realtors we recommend you work with.
Our clients traditionally pay cash for their build, or they do a construction loan through a local bank.

Yes. We primarily take on whole-home remodels, so the home would be inhabitable throughout construction. Even if your remodel is contained to one area of the home, we still recommend moving out as construction can move a lot quicker.
We design nationally. For clients building or remodeling with us in Minnesota, they will work with our design team in person. For clients with projects out of state, we can work remotely, or we can travel to you as well.

You'll start by sending us inspiration images for each room. From there, we'll put together an overall mood board for the space. You'll also fill out a design questionnaire before your meeting.
If you are not building or remodeling with us, our design fees are custom quoted based upon the size and scale of your home. Our minimum design fees start at $20,000, unless you are an E-Design client only completing one room.
We ask that you do not bring anybody besides yourself and your spouse (if you have one). Our designers understand our process and pricing, and it's their job to be your advocates, making sure your home is a reflection of your style. Third parties often create confusion as they are not trained designers, they impose their own opinions that may not be aligned with yours, and they don't understand our process and pricing.
