LVP, LVT, hardwood, tile, and carpet—what actually works where?

Choosing flooring for your home might seem simple—until you’re staring down an aisle of samples and wondering what “LVP” even stands for. (Luxury… what now?) From cozy carpet to durable vinyl, each flooring type has its pros, cons, and ideal places to shine. Whether you’re building a new home or remodeling your current one, this guide will help you pick the right floor for the right space.

LVP (Luxury Vinyl Plank)

Best for: High-traffic areas, basements, bathrooms, kitchens
Looks like: Hardwood, but heartier

Luxury Vinyl Plank (LVP) is a fan favorite—and for good reason. It mimics the look of real wood, but it’s waterproof, scratch-resistant, and super durable. If you have kids, pets, or a tendency to spill coffee at least once a week, LVP is your low-maintenance best friend. It’s also softer and warmer underfoot than tile, making it a solid choice for nearly every room in the house.

Pros: Waterproof, durable, cost-effective, wide variety of styles
Cons: Not as premium as real hardwood, can fade with lots of direct sunlight

LVT (Luxury Vinyl Tile)

Best for: Bathrooms, laundry rooms, mudrooms
Looks like: Tile or stone, without the grout drama

Luxury Vinyl Tile (LVT) is similar to LVP but designed to look like stone or ceramic tile. It’s waterproof, easy to clean, and much warmer (and gentler on your feet) than real tile. If you like the look of marble floors but not the maintenance or the price tag, LVT gives you the best of both worlds.

Pros: Waterproof, easy installation, comfortable underfoot
Cons: Can still look a little “faux” if you don’t choose a high-quality product

Vinyl Sheet Flooring

Best for: Budget-friendly builds, rentals, utility spaces
Looks like: Whatever it’s trying to be—wood, stone, or tile

Vinyl sheet flooring has come a long way, but it’s still the more basic cousin of LVP and LVT. It’s sold in large rolls, which makes it great for quick installs and small budgets. However, while, it is waterproof and low-maintenance, it doesn’t have the same texture or realism that LVP or LVT offer.

Pros: Inexpensive, waterproof, easy to clean
Cons: Less realistic look and feel, harder to repair

Engineered Hardwood

Best for: Living rooms, dining rooms, bedrooms
Looks like: Real hardwood—because it basically is

Engineered hardwood is the perfect blend of beauty and practicality. For starters, it has a real wood veneer on top (so you get that natural look), but the base is made of multiple layers that make it more stable than solid hardwood. That means it’s less likely to warp or swell in humidity—ideal for climates with temperature swings. Plus, it still gives you the timeless charm of wood, but with a little less stress.

Pros: Real wood surface, more moisture-resistant than solid hardwood, can increase home value
Cons: More expensive than vinyl, can only be refinished once or twice depending on veneer thickness

Tile (Ceramic & Porcelain)

Best for: Bathrooms, kitchens, mudrooms
Looks like: Sleek, modern, and moisture-proof

Tile is the go-to for wet areas. Ceramic and porcelain options come in endless styles—from natural stone looks to sleek matte finishes. Tile is durable and easy to clean, but it can be cold and hard underfoot (hello, slippers), and installation is more labor-intensive.

Pros: Waterproof, durable, great for radiant floor heating
Cons: Can crack or chip, grout maintenance, not as comfortable to stand on

Carpet

#CoastalCustomBuild By Alma Homes

Best for: Bedrooms, basements, cozy spaces
Looks like: A warm hug for your feet

Carpet gets a bad rap sometimes, but it still has a place in many homes. It adds warmth, sound insulation, and softness that hard surfaces just can’t offer. It’s ideal for bedrooms, basements, or bonus rooms—basically any place where comfort matters most. Just keep in mind that it requires regular cleaning and isn’t ideal for high-traffic or wet areas.

Pros: Soft, warm, great sound insulation
Cons: Can stain, holds allergens, wears down over time

The “best” flooring isn’t just about style—it’s about how you live. Do you have pets? Young kids? Want something easy to clean or need something to make your bedroom extra cozy? The right choice should balance beauty, function, and budget.

If you’re not sure where to start, let us help guide you. At Alma Homes, we love matching clients with finishes that look good and live even better. Because every room should feel just as great under your feet as it looks to the eye.
