Building a custom home is one of the most exciting projects you’ll ever take on, but the work that happens before ground is broken often determines how smoothly everything goes once it is. If you’re just starting to dream about your new home, here’s where we always tell our clients to begin.

1. Nail Down Your Budget and Financing
Before you fall in love with a floor plan, get clear on what you can actually spend. This means looking beyond just construction costs to the full picture: land, permits and fees, inspections, and a contingency fund for the unexpected (we always recommend building in a 10–20% buffer). Construction loans work differently than a typical mortgage, so it’s worth talking to a lender who specializes in them early on. Getting pre-approved gives you a real number to design around, rather than a guess.
2. Find and Secure Your Land
Your lot shapes almost every decision that follows: your construction budget, your design options, even your timeline. Before you close on a property, it’s worth digging into zoning and building restrictions, utility access, need for a well and septic, any HOA rules or easements attached to the land, and soil quality (which can significantly affect foundation costs). A survey and soil test up front can save you from costly surprises later.
3. Assemble Your Team
We may sound biased, but the right builder really does make all the difference. Decide whether you’re leaning toward a fully-custom or a semi-custom build with existing plans, then start interviewing. As you talk to builders, it’s important to ask about licensing, insurance, and real experience building in your area. Local code knowledge matters more than people realize. Another important differentiator to ask about is whether or not your builder has interior design in-house, or if you’ll need to hire that piece out separately. In our experience, having both under the same roof really does streamline things a ton. Lastly: make sure their communication style and timeline expectations align with yours, since you’ll be working closely together for months.
Once your financing is lined up, your land is secured, and your team is in place, you’re ready to move into the design and permitting phase. That’s when the real fun begins!
